3 TACTICS FOR A SMOOTH HOME SALE (AND HAPPY BUYERS)
After helping many buyers navigate their journey to homeownership, I’ve learned a thing or 2! Today I’m sharing 3 things that you can do as a seller to set the buyer up for success and in turn, guarantee a smooth home sale.
◽️ Put together a Home Menu: Buyers want to know #allthethings about age of mechanicals and appliances, how they work, recent updates, etc. Why not give it to them in advance and avoid fielding a multitude of questions!
Here’s what to include: appliance manuals/warranties, smart home tech how to’s, a list of updates, home maintenance (ie: last time your HVAC was serviced), and age of mechanicals, roof, and appliances.
◽️ Share your Vendor List – Who do you use for landscaping, HVAC, pool maintenance, handyman, plumber, etc. If your home has features that are new to the buyers such as a hot tub, pool, steam room, lots of landscaping, etc. It would be super helpful to the buyers to know who your “go to” people are. It also helps establish trust with the buyers so they feel confident in their decision and don’t experience buyer’s remorse!
◽️ Your Local Favorites: Favorite local restaurants, walkable spots from the house, neighborhood features, favorite parks/picnic spots, favorite things to do with the kids, and favorite neighborhood activities (holiday parties, cookie baking, etc). This is about showcasing the lifestyle, not just the house data!
BONUS: Leave an old photo (or a few) and / or any history you’re aware of on the home! Share why you bought it and what you loved most!
